Our neighborhood is great for families. It’s is a growing neighborhood as they continue to build new homes, yet it’s still very quiet. Everyone is very friendly! For shopping, the house if very conveniently located close to Kroger and Farmers Market groceries stores.

When we bought the property we were drawn to the quiet neighborhood. The house had all the updated finishes we were looking for and was move in ready! We also loved the location we were close to everything, but just out of town enough to have quiet streets.

Unbelievable increase in home sales in Arlington, TN

We all love good news and home sales in the Memphis real estate market continue to bring good news.

Homes sales in the Memphis area for March 2015 totaled 1270 units, which is up 5.1% from March 2014.  Buyers and seller seem to be optimistic about the Memphis real estate market and it is showing.  Many times home owners are receiving multiple offers within the first week of going on the market. It goes without saying these are the homes that have gone on the market in optimal condition (all repairs are done, de-cluttering and staging complete).  The Certified Pre-Owned Marketing Program offered by Suzanne White with Keller Williams Realty places the seller in the driver’s seat to get the most money with the least amount of stress when selling a home.

The city of Arlington had a 121% increase in home sales! There were 84 homes sold in Arlington through the end of March for 2015 and only 38 homes sold through the same time period in 2014.  The average sales price has also increased 9.9% to $231,081.  Of the 84 homes sold YTD, 14 homes have been new construction.

Many homeowners in Lakeland have felt a little unsettled because of the impending decision on the new school funding so they have been holding off putting their houses up for sale worried there might not be enough interested buyers willing to live in Lakeland without the school issue settled.  The numbers don’t tell that story.  Lakeland had a 41.5% increase in homes sold (56 homes YTD 2015 compared to 41 homes sold the same time period in 2014).  The average sales price also increased 13.9% to $302,773.

Mid south area February home sales prices up 16.2%

The Memphis Area Home Sales Report, provided by the Memphis Area Association of Realtors, reports that the average home sales price for February 2015 was up 16.2% from February 2014 to $147,557.   The total number of units sold saw a decrease to 1971 compared to 2083 units in 2014.

Homes Increasing In Value XSmall

Home owners in Germantown benefited from the greatest increase in average sales prices from $26,4962 in February 2014 to an increase of 56.8% to $415,487.  This increase is only for existing home sales as new construction and bank owned properties experienced a decrease in average sales price from the same period in 2014.   There was one million dollar home sold in February 2015 and another with a sales price of $982,000 which certainly helped with the increase in average sales prices in the area.

The things I love about my town are… everything is close by: schools, shopping, dining, entertainment, etc. There is a hometown-community feel with festivals, activities, and sports.We love to eat at a couple of different local Mexican restaurants such as El Mezcal and La Hacienda nearby, as well as some more quaint dining rooms such as Cafe Fontana in the Cordova the Town district, and Villa Castriati. We can grab a cupcake at Cocoa Van Cupcake Bakery or have the best ice cream in the city at La Michoacana.Grocery stores are nearby and updated to offer a pleasant, roomy shopping experience, and a wide selection of organic products and local produce. An International Farmer’s Market is open year-round on Germantown Parkway, where you can find all manner of produce, fish, meats, and other foods. There is also a Farmers Market at the Agricenter, to get fresh, local goods on certain Saturdays.

When we bought the property we were drawn to the beautiful, mature trees and serene setting of the lake. The streets and coves are slightly hilly and all the homes are uniquely built, no two are the same. Especially in the fall when the trees are turning colors, the neighborhood looks like a painting. Our backyard is covered in trees and sitting on the deck looking over the yard makes you feel like you are on vacation at the lake.  Our area is wonderful for families as there are several playgrounds at different points around the lake, and the lake itself, where they can fish, boat, swim, or just roll and sled down the dam. It is also perfect for those who prefer a more tranquil setting as you can take a leisurely stroll through the shaded streets, sit at the lake and watch the geese.

We enjoyed being able to walk to the lake aOLYMPUS DIGITAL CAMERAnd picnic, fish, and paddleboat. Of course we also took advantage of all the nearby

activities such as the movie theater, bowling lanes, skating rink, and all the activities at the Agricenter such as rodeos, fairs, circuses, farmers markets, etc. The mall is about 10-15 minutes away and offers every type of shopping imaginable in that area.

Our home consistently used less energy than most of the similar homes in our area according to the Memphis Light Gas & Water webpage. We believe this is largely due to the fact that our home receives a lot of natural light, and is shaded by mature trees in the summer.
